Remember the excitement of buying your first place? It felt like crossing a long-awaited finish line. That home gave you a place to build your life, maybe where you got married, welcomed a child, or brought home a new pet. But that was just the beginning.

For most people, a first home is a stepping stone, not a forever home. It serves a purpose for a season, and when life changes, it is okay to move on. If your current home no longer fits the life you are living today, you are not stuck. Moving may be more within reach than you think.

Starter Homes Are Still in High Demand

If you are wondering whether now is the time to move up, here is something to consider. Starter homes remain some of the hardest properties to find. That is good news if you are thinking of selling your first home.

Historically, there have not been enough entry-level homes built to meet demand. And even though builders have recently turned more attention toward smaller, more affordable homes, there is still a long way to go to rebuild supply.

What that means for you is that your current home is in demand, and that puts you in a strong position as a seller.

More Move-Up Homes Are Becoming Available

But selling is only half the equation. You also need somewhere to go.

While starter home inventory remains tight, data from Redfin shows that overall inventory is climbing. That means there are more homes available at higher price points, exactly where move-up buyers are looking.

As Nadia Evangelou, Principal Economist at NAR, explains, much of today's inventory is concentrated at higher price points, leaving fewer options for entry-level buyers. But for you, that means more choices for your next home.

If you are looking for an extra bedroom, a home office, a bigger yard, or simply more space, today's market may finally offer the opportunity to find it. And while you are searching, your current home could be exactly what another buyer has been looking for, giving you a unique advantage.

Your Equity Could Be the Key

There is one more piece to this puzzle: your equity. Every mortgage payment you have made and every year your home's value has grown has quietly increased your ownership stake.

According to Cotality, the average homeowner with a mortgage has built up about $295,000 in equity. Your number may be different, but once you sell, that equity could become your down payment or help reduce the amount you need to borrow.

When you put it all together:

🔹 The house you are selling is in demand

🔹 The house you are buying may be easier to find

🔹 And the equity you have built can help bridge the gap

Your first home did exactly what it was supposed to do. It gave you a place to start. Now, it may be the thing that helps you take the next step.

Your first home was never meant to be your forever home. It was meant to help you build a life and a financial foundation for whatever comes next.

If your current home no longer fits the life you are living, let's connect. You may be closer to your next chapter than you realize.
