Once your offer is accepted, the real work begins. Escrow will reach out to you with wire instructions for your earnest money deposit (typically 3% of the purchase price). Once the deposit is received, we'll open escrow, schedule inspections, and work with your lender to finalize your loan. The time between opening escrow and closing typically ranges from 15 to 60 days. Cash transactions can close in as little as 15 days, while most financed purchases take around 30 days. In some cases, sellers may request a longer escrow period of 45 to 60 days depending on their timeline and situation.
Once we're in escrow, we generally have 10 days to complete all inspections. This includes a standard home inspection, a pest inspection, and any specialty inspections that may be recommended, such as roof, chimney, or sewer inspections, depending on what the home inspector finds.
The lender will require an appraisal to confirm that the home's value supports the purchase price. The lender orders the appraisal and works with the listing agent and seller to schedule access. Once completed, you'll receive a copy of the appraisal report for your records.
The lender will ask for updated financial documents, including recent pay stubs and bank statements, to complete your loan file. From there, the loan is submitted to an underwriter for a thorough review. It's common to receive a conditional approval, which means the underwriter may request additional documentation depending on your circumstances.
