Buyers want a good deal. Sellers want top dollar. And in today's market, both can get what they want, it all depends on where you live.

One Number Tells the Story

There's one key metric that reveals who holds the leverage: the months' supply of homes for sale. Simply put, this number shows how long it would take to sell everything currently on the market if no new listings were added, based on today's demand.

Here's a quick guide:

Fewer than 4 months – Sellers typically have the advantage.

4 to 6 months – A more balanced market, with neither side holding a clear edge.

More than 6 months – Buyers often have more room to negotiate.

According to the National Association of Realtors (NAR), the current months' supply sits at 4.6 putting the market as a whole back into balanced territory after years of favoring sellers. While that may seem like a small shift, it's enough to change the strategy you'll need for your move, at least in most areas.

Balanced Doesn't Mean the Same Everywhere

Data from Redfin shows a more nuanced picture across different cities. Some markets are clearly buyer-friendly, others still favor sellers, and many fall somewhere in between. In fact, we're seeing the most buyer-friendly conditions in nearly six years.

But that doesn't mean buyers have the upper hand everywhere. There are still cities where sellers hold the power, and the approach to buying or selling in those markets looks completely different.

The Biggest Mistake You Can Make Right Now

The biggest mistake isn't assuming it's a buyer's market or a seller's market. It's making any assumption without talking to a local expert first.

Today's market is incredibly local. In one neighborhood, a buyer might negotiate thousands of dollars in concessions. In another, a buyer might need to bring their best offer just to stay in the running. The same overall market can produce very different experiences depending on where you are.

That's why an agent's local knowledge matters more now than ever. Your strategy should be based on what's happening in your specific neighborhood, not national headlines.
