Net worth of homeowners vs. renters

According to the Federal Reserve's 2022 data, homeowners boast a median net worth of $396,200 and an average net worth of $1,530,900, the latter skewed by exceptionally affluent individuals.

Conversely, renters have a median net worth of only $10,400 and an average of $154,900, representing a minuscule portion of homeowners' wealth. However, this gap shows signs of narrowing. From 2019 to 2022, renters saw their median and average net worth increase by 43% and 40%, respectively, compared to a 34% and 20% increase for homeowners.

This improvement for renters could partly stem from pandemic-related stimulus funds, which disproportionately impacted their financial status compared to wealthier homeowners.

Understanding why homeowners have a higher net worth

The wealth difference between homeowners and renters is striking. A primary factor is financial stability, which is often a prerequisite for home ownership. Individuals in a stronger financial position are more likely to buy a home, while those with fewer assets or financial challenges are more inclined to rent.

Yet, home ownership does play a significant role in wealth accumulation. It allows individuals to:

  • Every mortgage payment contributes towards the homeowner acquiring a valuable asset that they will ultimately own outright. Consequently, each installment incrementally increases their net worth, unlike rent payments, which do not yield the same financial benefit.
  • Property values increase over time, enabling homeowners to potentially boost their net worth by tens of thousands to millions of dollars as the value of their residence appreciates.
